Overview

Commercial roof decisions need a different plan than residential.

Flat and low-slope systems need proper drainage, careful detailing around rooftop HVAC units, and phased scheduling so your building stays weather-tight throughout the project. We work with TPO, EPDM, modified bitumen, and metal depending on what your building actually needs — and we coordinate around your business hours when the work gets loud.

What a good commercial roofing plan should cover

Drainage and ponding designed out
Ponding water is the number one enemy of commercial roofs. We design systems with proper slope, internal drains, and scupper details that move water off instead of letting it sit.
Phased installation keeps your business open
We don’t need to tear off the entire roof at once. Work gets phased in sections so your building stays weather-tight and your operations stay running.
Manufacturer warranties up to 30 years
Certified installation means your warranty covers both materials and labor — real protection, not the limited materials-only warranty you get from uncertified installers.

How commercial roofing should be approached

1
Infrared scan for moisture, core cuts to confirm, and a full condition report
An infrared survey identifies wet zones across the roof surface — saturated insulation retains heat differently and shows up clearly on thermal imaging. Core cuts in the worst areas physically confirm moisture levels. You get a condition report with color-coded CAD drawings showing exactly where the membrane, insulation, flashings, and drainage are failing — and a clear repair vs. replace recommendation.
2
Spec the right membrane system and build a phased schedule around your operations
TPO, EPDM, modified bitumen, or metal — each has a use case depending on your roof slope, traffic, equipment loads, and budget. We spec ISO board insulation thickness for energy code compliance, detail every penetration and curb, and phase the work in sections so your building stays weather-tight and your operations keep running. Noisy work gets scheduled around your hours.
3
Install with welded seams, test every seam, and deliver manufacturer warranty documentation
TPO seams are heat-welded at 500–600°F and probed for voids the same day. Test welds are run each morning and afternoon to verify proper width and adhesion. ISO insulation, membrane, flashings, and drainage go in per manufacturer spec. City inspection and manufacturer’s final inspection verify the work. You receive full warranty documentation and a recommended maintenance schedule to keep coverage valid.
